  • You intend to build the design and want to obtain firm bids from general contractors.
  • You are comfortable obtaining prints of architectural documents, which require large format printing. Documents are either 36×24 or 42×30 format and should be printed in black and white on bond. Search for “large format printers” in your region to find a service that handles such documents.
  • The design meets your primary criteria. Minor changes to the plan such as changing bathtubs to showers can be done in the field and do not significantly impact the cost to build.
  • You love modern and midcentury residential architecture and want your own new house with the same style offered by Mid Mod Pad.

 

All Full Sets of plans are drawn at ¼” scale or larger and include :
* 1/4″ Foundation Plan: The foundation plan graphically describes the configuration of the base of the structure with dimensions and indicates structural supports as required by footings, columns, walls, and supports at bearing points.
* 1/4″ Exterior Elevations: Two-dimensional illustrations of the four sides of the building with material indications, height dimensions, and exterior architectural elements.
* 1/4″ Floor Plan(s): Top-down two-dimensional drawings designating wall and room layouts with the door, window, and fixture symbols to indicate locations and sizing of the spaces. The floor plan Includes exterior, and interior dimensions and basic building code notes.
1/4″ Electrical Plans: Same graphics as the Floor Plan less the dimensions but with electrical symbols and annotations.
* 1/4″ Building Cross Section(s): A slice through the building illustrated in two-dimensional format to indicate vertical spatial relationships within the structure.
* 1/4 or 1/2″ Interior Elevations: Two-dimensional drawings indicating the layout of cabinets and plumbing fixtures with notes regarding architectural detail. Detailed drawings of kitchen cabinet elevations and other elements as required.
NOTE: “Full Sets” Imply that these documents include most of the information you need to build the house. Since these are not site-specific designs, your requirements can vary, and you must augment these documents with local stipulations.

Mid Mod Pad designs conform to the minimum codes based on the most common model building codes and are not deemed complete without local review by licensed professionals or government officials. Because you are buying the architectural plans independently, your project might require further development of structural specifications, site conditions, and local zoning and building code compliance, for example. Before you purchase plans, determine what other requirements you can encounter for your project based on its location. Check the requirements for your project with Planning and Building Department officials with jurisdiction over your property as well as local utility operators to ensure you meet all of their regulations. General contractors might provide you with further assistance and information specific to your location.
Beware of areas with stringent structural requirements. Most seismically active and hurricane-prone regions demand more complex structural systems necessitating the involvement of licensed engineers for all new building projects. The plans deliver without a professional stamp and in most cases suffice. However, some regions and states stipulate that locally licensed professionals must prepare all plans that require building permits. Contact the Building Department with jurisdiction over your parcel of land to determine what they require before proceeding with the purchase of plans. Individually, California, Florida, New York, Nevada, New Jersey, as well as North & South Carolina cover regions with more complex building code enforcement. Mid Mod plans do not sell for Nevada development as all building permits issued in Nevada require state-issued professional stamps.
